The First Call

We talk it through

No application yet — just a conversation about what you're trying to do, your timeline, and the property (or the kind of property you're looking for). This is where we figure out which direction makes sense.

Pre-Approval

We confirm you can close before you shop

Income, assets, and credit get reviewed so we know — not just that you're likely to qualify, but that you can actually close. That's what goes into your pre-approval letter, so you can shop with real confidence instead of a rough guess.

Finding the Right Program

We find the right structure

Once there's a property under contract (or a refinance goal set), your loan gets matched to the right program across our network of investors — conventional, FHA, VA, USDA, DSCR, and more.

Submitting to Processing

The full file comes together

Documentation gets collected and submitted to processing — this is where our team (including our processor) makes sure everything is complete before it goes to underwriting.

Underwriting Review

The lender reviews everything

An underwriter reviews the full picture and may come back with conditions — extra documents or clarifications needed before final approval. We handle the back-and-forth so you're not left guessing.

Clear to Close

The final approval is issued

You've had a good idea of your cash to close since pre-approval, and it gets refined further once we submit to processing. Once every condition is cleared, the lender issues final approval and a closing disclosure that locks in those numbers.

Closing Day

You sign, and it funds

You sign the closing documents — in person or remotely, depending on the title company — funds are disbursed, and the loan officially closes.

One appointment, usually under an hour
